Joining the Platform and Launching your Career as a Real Estate Investor
Assuming, you’re familiar with the process of setting up an electronic wallet online, this step is easy; you’ve done it many times and will do it again. However, to become an accredited investor on the Smartlands Platform and gain complete access to all investment opportunities, you are required to create an account on the Smartlands Platform and go through the KYC (Know Your Customer) process that is an essential international regulatory requirement. In other words, there’s no way around this one (we’ve put together a short tutorial on how to get verified on the Platform, please, study it well and proceed confidently).
We’re going to give you as much leeway as possible hand-picking and presenting carefully vetted projects (we use a proprietary three-stages analysis and complete all due diligence on your behalf), but ultimately the decision to invest is yours alone. Each project is set up using a ‘Special Purpose Vehicle’ (SPV), which is a Limited Liability Company – our “point man,” so to speak. Choose your opportunity carefully, click “Invest,” complete the transfer of funds designated for investing and become a shareholder in the SPV. Note that we’re not playing a middle man here: all your balances and actions are stored on the Stellar network (blockchain) and Smartlands Platform helps you use it in a legally compliant way. Moreover, our in-house team of experts oversees all investments and keeps you updated at all times.
Technically speaking…
Technically speaking, the succession of steps to be taken by you, the Investor, us, the Platform, and the Property Owner/Manager can be boiled down to the following (note that for ease of digestion we’ve simplified the description of all processes to a certain degree):
- Investor (You) invited to register on the Platform, pass all necessary KYC/AML procedures and start operating on the Smartlands Platform at full capacity as an Accredited Investor
- Property Owner/Manager enters into an agreement with the Custodian (a Trust)
- Custodian issues tokens and transfers them to the Smartland Platform for the token sale (STO)
- Investor purchases tokens through the Smartlands platform using fiat or cryptocurrencies
- The Platform converts cryptocurrency to fiat via a cryptocurrency exchange transferring the proceeds to the Custodian’s account
- Property owner provides collateral in exchange for fiat provided by the Custodian
- The security tokens are transferred to the investors’ wallets and are listed on Smartlands Platform’s secondary market.
